services

this is where we let you know what we can do........................ and the answer is........................whatever you desire!

as already mentioned, our experience is vast and there aren't many project types that we haven't undertaken or overseen.

this page is split into two main sections catering for the private customer and also for larger company enquires so please scroll down to the relevant section for you

private extensions

although not quite the largest projects we get involved in, they are the biggest that you as the house owner will probably face when it comes to turning your life upside down! for this very reason we understand and care about your thoughts and concerns.

we're here to take away as much stress and strain as we possibly can. we have overseen the design and submission of every type of extension design you may care to think of and maybe some you won't......more details can be found in our gallery .

we will get involved to such a degree as you wish and will guide you through the planning and design process from start to finish. we generally act as the agent when submitting planning applications, what this means is all the complicated items are taken out of your hands and dealt with by us. the planning process for an extension is usually an eight week process from submission of drawing to hopeful approval (we cannot guarantee approval but wish we could!).

a link can be found here to the F.A.Q's you are likely to ask before embarking on re-modelling your home. quotations can be given via our costings page but without seeing a project in the flesh this will be a ball park figure to be firmed up following a site visit. we always endeavour to offer the most reasonable and cost effective price and believe we offer the best value for money out there combined with expertise and approachability.

not all projects will require planning permission but pretty much every construction task on your home will require building regulations cover, it is not always a requirement for the production of working drawings for such tasks either and we can determine with your input whether our assistance is required. for example a simple conversion of a flat roof on an attached garage to a single pitch roof doesn't need plans as long as a competent contractor is sourced (again always check that plannig permission is exempt). we do not believe in 'ripping off' the customer and are only a phone call away to discuss your needs.

there are certain case's where working drawings are not technically required (a typical 3m x 3m single storey rear extension) which will generally be exempt from planning permission and can be submitted on a building regualtions building notice (a building notice only requests the use of a competent contractor). it is such a stiuation however where working drawings can save you money and heartache however, by ensuring that the builder can give you a fixed price based on the information provided and you know from the outset where your funds are going.
